Many investors have more many than they do skills to recognize a good investment. Often investors with money to invest find it difficult to find the good investments. As a result, many investors turn to stockbrokers, financial planners, Realtors who understand investment real estate of friends for financial advice.
A real estate agent who understands the “real estate cycle,” or changes in supply and demand, or a buyer’s or a seller’s market may recognize great investment opportunities but may lack the capital to take advantage of those investment opportunities. There are many ways to structure investments with partners which can be fair and equitable to all. Beware that investing other’s money and being a partner has many risks. It generally is a “win/win” if the investment makes money, and a “lose/lose” if it doesn’t.
However, a Realtors skills at times are more valuable than the money being contributed, and in fact may contribute a significant equity at the time of purchase. Beware that recruiting partners can be construed to be a security and could have additional complications if not structured properly. Legal advice is a must.
